RENTALS and PROPERTY MANAGEMENT:


At BB Homes, one of our standout features for our Landlords is that there is no obligation to pay recurring annual fees – no matter how long your tenant remains in the property. 


* Our Rental service involves a one-time fee with no additional annual costs.


* Our Property Management service has no commitment to continue when it comes time to renew the tenancy agreement. 


Too often, landlords find themselves locked into contracts they no longer need. Personal experience has allowed the founder of BB Homes to re-evaluate this common approach and develop a business model designed to better serve landlords. 


If your property proves easy to manage, or you've returned home after living abroad, and you find yourself no longer requiring ongoing management services - there's no reason to keep paying for them with us.


The same principle applies to our rental service - once we've successfully placed a tenant for you, there’s no need for ongoing annual charges. 


We only charge for what you actually need. 


SALES:


BB Homes believe that selling your home shouldn’t mean paying high fees. That’s why we offer a lower commission rate than the industry standard, delivering professional and reliable service at a more affordable price. 


Furthermore, we offer a reduction in our commission fees for properties sold over a certain price threshold. 

We understand that selling a high-value home can lead to substantial commission costs, and we're here to help reduce that for you. 


At BB Homes, our boutique approach means we are able to offer smaller fees and a more personalised service.

  • Initial Consultation and Property Valuation: Discuss your goals, timeline, and property details. Conduct a market appraisal to determine the right asking price. 
  • Preparing Your Home: Offer advice on staging and presenting your property at its best.
  • Professional Photography & Marketing: Arrange high-quality visuals and list your home on key platforms. 
  • Launch to Market: Promote your property through online listings and and agency networks. 
  • Arrange Viewings: Coordinate and conduct viewings with potential buyers. 
  • Receive & Negotiate Offers: Present offers and negotiate the best possible terms on your behalf. 
  • Accept Offer & Progress Sale: Once an offer is accepted, liaise with solicitors and all parties involved. 
  • Sales Progression: Regular updates and support through the legal process, surveys, and buyer checks. 
  • Exchange & Completion: Finalise contracts, exchange, and complete the sale.

Rentals: 5% commission fee

 For landlords who require end-to-end support throughout the rental process, without the comprehensive property management. 

 

  • Initial Consultation and Rental Valuation: Discuss your rental goals, target tenants, and property details. Assess the market to set an appropriate monthly rent. 
  • Prepare the Property: Advise on any improvements, cleaning, or furnishing to attract tenants. 
  • Professional Photography: Create a compelling listing with professional photos to advertise on major platforms. 
  • Marketing – Promote your property through online listings and agency networks. 
  • Conduct Viewings: Perform accompanied viewings and suitable tenant selection.
  • Tenant Referencing: Carry out background, credit, and reference checks to ensure suitability. 
  • Agree Tenancy Terms: Finalise rental terms including move-in date, deposit, and duration. 
  • Tenancy Agreement: Prepare and sign legally compliant contracts. 
  • Collect Deposit & First Rent Payment: Secure the deposit and initial rent. 
  • Inventory & Check-In: Document the property’s condition with the tenant and hand over keys.
  • Handover to Landlord: Monthly rent collection and management of the tenancy to be taken over by landlord.

Rentals Lite: R2,900

 Designed for landlords who would prefer to be involved in their tenancy process - handling viewings, choosing tenants, and managing the property themselves - but require expert support with valuation, marketing, and attracting the right applicants. 


  • Initial Consultation and Rental Valuation: Discuss your rental goals, target tenants, and property details. Assess the market to set an appropriate monthly rent. 
  • Prepare the Property: Advise on any improvements, cleaning, or furnishing to attract tenants. 
  • Professional Photography: Create a compelling listing with professional photos to advertise on major platforms. 
  • Marketing: Promote your property through online listings and agency networks. 
  • Handover to Landlord: Landlord assumes responsibility from viewings forward.


ADDITIONAL SERVICES OFFERED:

Tenancy Agreement - R500 

   Background and Credit Check - R200 per tenant

Property Management: 8% commission fee

NO obligation to continue the service upon tenancy renewal 

NO registration, tenancy agreement, renewal or admin fees

Property Management Lite: commission fee of 6% for the first year and 8% for any year after

   Designed for landlords with tenanted properties who require complete property management without the need for rental services. 


  • Rental Collection: Collecting rent and issuing statements to landlords. Handling arrears and late payments.
  • Tenancy Agreements: Managing tenancy agreement renewals and extensions.  Keeping documentation up to date. Ensuring compliance with landlord-tenant laws and tenancy agreement terms.
  • Notices:  Serving legal notices if necessary.
  • Invoicing tenant for utilities, and payment to Council of these services.
